Real estate owners often convert all or part of their properties from principal residence to rental or to personal use.

Often part or all their property becomes used or rented to people related to them.

Sometimes properties have multiple changes in use over time.

 Topics covered:

1. When is there a partial or full change in use?
2. Is the rental a cost recovery or a reportable rental situation with taxable income or allowable losses?
3. Is the rental to a family member truly a rental or is it a conversion to a personal use property?
4. When is it a commercial change in use (short-term rental – one-time, sometimes, permanent)?
5. What are the income tax implications and documentation requirements for the conversion or the cost recovery?
6. What reporting requirements are there for income tax, sales tax, other potential taxes?

Based in Calgary, she currently serves as a Senior Manager at Kenway Mack Slusarchuk Stewart LLP, where she specializes in tax planning and compliance for small businesses and their owners.

Vanessa’s career includes leading her own successful accounting firm and educating future professionals through CPA Canada, SAIT, and the University of Calgary. She is known for making complex tax and financial concepts accessible, engaging, and relevant.

A lifelong learner and current STEP certification candidate, Vanessa is recognized for her analytical insight, collaborative leadership, and ability to connect with diverse audiences. Her presentation will offer practical wisdom and valuable takeaways.
